If you are house hunting and and want to make sure you are making an informed decision, a property report can help you by providing information that can uncover crucial insights. A property report usually includes data about the property’s value, sale history and suburb details.
A Building & Pest Inspection will be an inspection at the physical address of the property to assess the condition of the property and detail minor and major defects including (but not limited to) structural damage, rising damp, and damage from timber pests (like termites). A Strata report will assess the records of a strata title/body corporate so will look at quarterly levies, special levies, strata expenditure, insurances as well as rules (e.g. pets) and disputes. A Pool inspection will assess whether a swimming pool complies with Swimming Pools Act 1992, and any required actions to meet compliance.
While it might be tempting to cut corners and skip on getting a property report, the reasons for buying a property report are obvious - you want to know what risks are involved in buying the property before you commit to it.
